Working with creative types is energizing! A breath of flavored vapor, just look at this package which contains the LOI and Lease application for my client. look at this vintage envelope with collectors stamps and geniune melted red wax seal. Come ON!!! Compare this to a typical, orangy colored STAPLES envelope with an LOI printed on 5×11 letter head paper, sealed with tape and and sent with an old Christmas tree stamp.

At first thought this may appear to be good news for us brokers but actually it poses an interesting challenge. Gone are the days of pulling a survey of 20+ listings for your client to “cherry pick” from. Gone are the days of the broker looking like a hero after negotiating deep discounts and hefty concession packages.

When a old friend + client Richard Mulder (aka Heel Bruise *website link) referred me his friends from Hawaii I was instantly excited because the retailer he linked me up with was a brand I knew and loved = HE>i (website link)
They had a trip scheduled for Orange County and we arranged to show them around the retail scene with focus on Newport Beach, Costa Mesa and Huntington Beach.
Ronnie Thornton and I short listed a few retail store locations and are happy to pre-announce that they will be opening their third store (first on the Mainland) on PCH…

by the way, I leased this amazing space for the Landlord last year to Ultra Mobile, Tenant. This listing started as a sublease assignment from a client of mine, Project 7 (website link here)who was looking to relocate their offices to San Clemente. I negotiated the best case scenario for my client, Project 7, by avoiding the “sublease” scenario and getting a direct lease done between Ultra Mobile, new Tenant, and the Landlord.

Crachit Danckuts – Retail Tenant Spotlight

I was tired of cheap haircuts by women who spoke little english and made awkward conversation with me.
One Sunday afternoon I pulled up YELP.com and found a yound dude with 5 Star ratings near my home in Irvine CA. I dialed him up and we scheduled a cut. Zac was renting a chair and building his clientele; we had a nice conversation in English ; ) when I found out he was anxiously looking to move into his own shop, well Zac….I’m in Commercial Real Estate and well,,,that’s what I do for a living !

Within about one months time I had negotiated and worked out a deal for him to move into a retail center in Irvine off Yale and Trabuco.

Fast Foward about a year and his shop is rocking, he is booked about 6 months out and is training more hair cutters. The virtual tour, found below, is from his store opening celebration.

I’m excited to find his next location which will be closer to the beach, possibly Newport Beach !!!

From Water to Land – Surf City H.B. Office Leasing

Memories flood into my mind when I think Huntington Beach, mostly of early morning surf team practices at the pier with sand as cold as snow and consistent fun waves with friends…Fast Forward 15 years and now I am on land, showing property at 101 Main Street above Jacks Surfboards trying to make a buck $ haha
Times do change but so does having fun. It was tons of fun showing office space with my fellow broker, Ronnie Thornton, to several prospective tenants today! Listening to each of the companies success stories and watching them droooool at the amazing view! can you say “Easy Sell”
Presently 2 suites are available at 101 Main St. with commanding views of the ocean and huntington beach pier and Main st. but I can’t promise you they will be available for much longer than today after our 3 tours this afternoon…
